Housing Hazard System for Damp & Mould Compliance under Awaab’s Law
Project Type
Tenant Safety and Engagement Project
Challenges
- Regulatory Urgency & Compliance Pressure
With Awaab’s Law coming into force in October 2025, the provider faced tight deadlines to implement systems capable of identifying, tracking, and resolving damp and mould hazards within legally mandated timeframes. - Fragmented Hazard Reporting & Response
Existing systems lacked integration between tenant reports, inspection data, and repair workflows, leading to delays and missed cases. - Risk to Tenant Health & Legal Exposure
Without a robust hazard management system, the provider risked tenant health issues, reputational damage, and potential legal action for non-compliance.
Solution
The provider implemented a Housing Hazard Management System integrated with Microsoft Dynamics 365, designed to meet Awaab’s Law requirements:
- Automated Case Creation: Damp and mould reports from tenants (via mobile app, WhatsApp, chatbot, or contact centre) automatically trigger hazard cases with priority levels based on severity.
- Time-Based SLA Tracking: Emergency hazards are flagged for resolution within 24 hours, while significant damp and mould issues are tracked for resolution within 10 working days, in line with Awaab’s Law.
- Integrated Inspection & Repair Workflow: The system links inspection outcomes with contractor scheduling, ensuring seamless handoff and real-time status updates.
- Sentiment & Risk Analysis: AI tools analyse tenant communications for urgency and distress, escalating cases where health risks are implied.
- Event-Based Notifications: Tenants receive automated updates, surveys, and reminders throughout the repair lifecycle, improving transparency and engagement.
Outcomes
- Full Compliance with Awaab’s Law Phase 1
The system ensured all damp and mould hazards were addressed within mandated timeframes, reducing legal risk and improving audit readiness. - 60% Faster Hazard Resolution
Automation and workflow integration reduced average resolution time for damp and mould cases from 12 days to under 5. - Improved Tenant Trust & Satisfaction
Transparent communication and faster repairs led to a 35% increase in tenant satisfaction scores in quarterly surveys. - Scalable Framework for Future Hazards
The system is designed to accommodate additional hazard types (e.g., excess cold, fire risk) as Awaab’s Law expands in 2026 and 2027.
